Job Summary: We are looking for an experienced Property Manager for our apartment community. The Property Manager is responsible for all operational and financial functions of the apartment community and will achieve results through personnel management, resident services, implementing policies and programs, property maintenance, leasing and rent collection. The ideal candidate must have great leadership and interpersonal skills. Are you the one? Primary duties include but are not limited to: Personnel Management: Managing all onsite employees and responsible for hiring and training employees; planning, assigning and directing work; appraising performance, rewarding and disciplining employees; addressing complaints and resolving problems. Financial: Demonstrate ability to work within budget guidelines to meet financial goals; ensure all rents are collected, posted to the MRI tracking system and deposited in a timely manner; maintain accurate records of all transactions; prepare budgets and reports; approve and submit all vendor invoices. Generate legal action if necessary in accordance with state and company guidelines. Resident Retention: Ensuring all personnel respond to resident requests and/or complaints in a timely manner; design and implement resident retention program; thorough knowledge of property, leasing techniques, sales methods and competitors. Maintenance: Continually inspect the property to verify condition of model, office, and vacants; maintain the property’s curb appeal and community appearance at all times; keep accurate records pertaining to maintenance such as work orders, inspections, and inventory supplies. Safety: Ensuring that all personnel operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Qualifications: Education: Required: High School Diploma or general education degree (GED) Experience: Required: Three to Five years’ experience in property management. Additional Skills: Required: Strong communication and interpersonal skills, knowledge of Microsoft Office software Preferred: Knowledge and experience with MRI Certificates, Licenses, Registrations: The Certified Apartment Manager (CAM) or Resident Apartment Manager (ARM) designations are highly recommended for this position To learn more about our company please visit us at www.hgliving.comEOE.
